Building your own home from scratch isn’t any ordinary DIY project. Luckily there are many custom home builders in town with crews of experienced folk that can help you build the home of your dreams. Because working with each custom home builder is different, it is important to keep a few things in mind when selecting a custom home builder.
Never, ever, ever work with a crew that isn’t licensed, bonded, and insured-and certified too, if it’s relevant to the job. There are so many reasons why this is mission-critical that there’s not enough space on this page — just trust us and don’t do it.
Do They Have Their Own Design Department?
There are two kinds of builders: the kind that build according to preplanned designs, and the kind that have designers on-staff. The second group will be far more flexible when it comes to building variant designs and customizing your home so that it does what you need it to.
Do They Offer Fixed-Price Contracts?
There are always little surprises and events that occur in the course of a build that have the potential to spiral out of control and blow up the cost. If your builder has a fixed-price contract, they have a strong incentive to nip those spirals in the bud before they become catastrophic.
Do They Warranty Their Work?
You — or your renters — are going to be living in this thing once it gets done. What will you do if there’s a failure of one of the home’s central systems, like the electricity or the plumbing? A five or ten-year warranty on that kind of work should be readily available from any quality builder.
Once you have these basics down, you can start fussing over price and asking for testimonials — but if the crew doesn’t meet these simple requirements, just cross them off your list and call the next guys.
